According to a new report published by DailyMail.com, the Real Housewives of Beverly Hills star and her real estate mogul estranged husband have been hit with a tax lien by the Franchise Tax Board in the state of California! Ouch! It’s never easy for celebs when they have to deal with unforeseen tax bills. But of course, the liens are worse for some than they are for others… and as far as tax troubles go, this one isn’t so bad.

Per that outlet, documents filed by the state of California indicate that a fresh tax lien was issued against the exes back on June 25 of this year! Uh-oh! The bill? A whopping $6,542.50 in unpaid taxes — all stemming from back in 2022. That’s a lot of money for normal folks like you and us, but moguls like the Bravo star and the head of The Agency can pay off a $6k tax bill in a heartbeat! At least we hope!

Specifically, the lien was sent to the address of the couple’s former marital home — a seven-bedroom, eight-bathroom mansion in Encino — where Kyle still lives. They initially purchased that place together back in 2017 for a jaw-dropping $8.2 million. More recently, the Buying Beverly Hills star has moved himself into a condo in West Hollywood as the estranged couple continues to work out the details of their separation.

FWIW, even though this lien is relatively small potatoes, this is NOT the only tax problem the pair is facing right now! That outlet also reports that Mau is on the hook for $31,464.50 more in unpaid taxes for the 2022 and 2023 fiscal years. Again, not a huge bill (isn’t that right, Kanye West?), but it’s not nothing, either!! Those tax issuances have to do with some of his real estate offices in Calabasas, Marina Del Rey, Beverly Hills, and elsewhere, so it was unrelated to the Bravolebrity.

But Kyle and Mau have had tax troubles together in the past, too! In April 2022, they were slapped with a $13,707.47 lien from the state of California over issues with their 2020 tax filing. However, they quickly cleared that up a couple months later and the lien was summarily released.

Money is going to play a part in the estranged couple’s split — specifically, how they divide it up. As you may recall, back in January, Kyle went on SiriusXM‘s Jeff Lewis Live and recounted her intention to keep the division of assets as simple as possible through the breakup:

“It’s very clean cut, everything’s half, regardless. That’s not an issue for me. We did not have a prenup. My husband did not have a penny when I married him. My mom lent us money when we were first married.”

A source for Us Weekly on Tuesday gave insight into her headspace after learning about Mauricio’s new fling, saying:

“Kyle doesn’t let it bother her, but it of course stings a little hearing about Maurio with someone new. It’s never easy, but she maintains a positive attitude.”

Understandably, watching your husband of 27 years date someone else will not only be weird but painful as well — even if she was the one who wanted the split. The insider noted Kyle and Mauricio have a “don’t ask, don’t tell” policy amid their separation at this time. So far, it’s “working for them to maintain peace within the family.”

Fortunately for Kyle, she has a great support system around her as Mauricio flaunts the new lady in his life. Giving more details into how she feels right now, her sister Kathy Hilton told Entertainment Tonight on the carpet for Sutton Stracke‘s The Sutton Green Label Brand Capsule Collection at The Godfrey Hotel in Hollywood on Monday:

“Eventually it was gonna happen, and I think it’s very difficult to see. I was concerned about her. But I spent the whole day with her that day.”

Just how difficult was it? Kathy told Page Six she actually had to calm down the Halloween actress after the kissing photos dropped! Whoa! She said:

“I think it was a hard pill to swallow seeing it. So what I’m trying to do is just kind of calm her down a little bit. ‘You know this was bound to happen. You’ve been separated.’”

So it was a surprise! Kyle had no idea until the photos! Oof!

The 65-year-old television personality reiterated to the outlet that Kyle said Mauricio could do “what he wants to do.” While she “knew” they were “eventually going to see something,” she pointed out it hurts her sis to watch him with someone else. What’s more?

Paris Hilton’s momma told ET Kyle “was really more concerned with how the girls were gonna take it.” And fans know how much Farrah, Alexia, Sophia, and Portia struggled with the news of their parents’ breakup! We can only imagine how difficult it was for them to find out their father was with a woman other than their mom, especially someone around most of their ages! Sounds like Kyle — and their daughters — probably would’ve liked a little bit of a heads up about his new relationship before seeing it plastered all over the internet! Just saying!

When it comes to Kyle, she is pushing forward and looking amazing while doing so! Kathy added:

“She looks the best she’s ever looked.”

Even the Us Weekly source shared they aren’t reconciling — ever:

When these pictures dropped, no one knew who the woman making out with Mau was. But now, her identity has been revealed! And she is A LOT younger than the 54-year-old real estate agent! According to TMZ on Friday, Mauricio went on a romantic getaway with… 33-year-old Ukrainian-American actress and model Nikita Kahn!

Not only did the outlet reveal her identity, they also got more pictures and videos of the pair together during their vacay! And let’s just say that these two definitely look like a couple! In the snapshots, Mauricio and Nikita were seen in a cabana at Scorpios Beach Club in Mykonos, getting cozy and taking selfies together in their beach outfits. The Buying Beverly Hills star had on board shorts while she sported a tiny black bikini and a bandana in her hair. Eyewitnesses at the beach club told TMZ that Mauricio and Nikita were snuggling and kissing throughout their outing. And after spending a few hours there, he held her hand as they exited. For those curious about Nikita, we have the rundown! According to her IMDb, she began acting in 2011 when she played Bruce Willis’ girlfriend in the film Catch .44. She also worked on shorts and as an executive producer on The Last Animals. Coming up, Nikiti is starring in the movie Crescent City with Alec Baldwin and Terrence Howard. Per her website, she got her degree and MBA in interior design and architecture at the University of California, Los Angeles. Oh, you know that she and Mauricio must have first bonded over real estate! Beyond acting and modeling, Nikiti enjoys traveling, advocating for animal rights, working out, and skiing.

As for her dating history? She previously was involved with Oracle co-founder Larry Ellison. They began their relationship in 2010. It’s unknown when they broke up, but their last red carpet-appearance together was in 2017.

At this time, neither Mauricio nor Nikita, who follow each other on Instagram, have addressed their romance. While they have remained quiet, Kyle appeared to take a clear stance on her hubby’s new relationship! She made a huge change to her IG – removing the description “wife” from her bio! After Mauricio Umansky was spotted making out with a mystery woman at the Mykonos, Greece airport on Wednesday, his estranged partner Kyle Richards has officially removed the description “wife” from her Instagram! Oof! As of this writing, the reality star’s bio simply states:

“Mom, actor, author,producer,animal lover, a RHOBH , CAA”

Interestingly, her X (Twitter) account still lists her as “wife,” but that whole profile seems outdated and she hasn’t posted since last summer. So, we wouldn’t read into that!

This big update comes two months after Kyle dropped “Umansky” from her name on social media. But at the time, she was seemingly still holding out hope for the romance since she hadn’t removed “wife” from her profile. But since then, the real estate agent has moved out of the couple’s shared home. And now, like we said, there’s been this PDA (below), too!!

Sooooo… yeah. It really seems like there’s no turning back!

That said, it’s doubtful that Kyle even wants to go back to the way things were. As Perezcious readers know, the Bravo star was the first to spark romance speculation last year when she hit it off with country music star Morgan Wade. They’ve both denied dating rumors, and yet they just can’t seem to shut down the speculation. Despite trying to work things out for the sake of their family at first, Kyle and Mauricio have also only grown further apart with time — as this latest IG edit proves!

But it’s not all bad news for the Halloween actress. Addressing some of the many changes she’s made amid her split, the Real Housewives icon took to the ‘gram on Thursday to celebrate being 2 years sober! Sharing a photo of her smoking hot body in the gym, she reflected:

“This week was my 2 year anniversary of being alcohol free (July 15th) I can remember a time when the idea of going 2 weeks seemed impossible. I’m proud of the fact that I’ve had the willpower to stay on this path.”

This journey also hasn’t been easy because she’s felt pressure from some people in her close circle to drink again, the mother of four noted:

“I know many people would love for me to start drinking again. Even friends with the best of intentions. Everyone loved ‘Party Kyle’. I think that was the hardest part of all of this. The resistance from others. The old me , the people pleaser, did struggle with that aspect of it. And I realized right away that I wasn’t going to have a ton of encouragement.”

So tough not to have the support she needed! But Kyle didn’t let it stop her! She continued:

“But my mental and physical health became a lot more important to me than feeling like I had to be ‘on’ at a party or social setting. I’m not going to lie… the fact that I looked better because I l wasn’t drinking was also incentive to not veer from the road I am on. But the real reward is how I feel on the inside. I feel strong , energetic and grateful for my body. I want to take care of it like it has taken care of me.”

Seemingly addressing how this has helped her get through this messy split, she went on:

“It would have been a lot harder going through these difficult times if I had been drinking. I want to wake up every day feeling my best. Mentally & physically strong enough to face whatever comes my way. Many strangers come up to me and tell me that I have inspired them to start their own alcohol free journey. That makes me happy and inspires me in return . So, thank you for that. I often think of the Ernest Hemingway quote ‘ I drink to make other people more interesting’ Personally , I prefer to see people and situations just as they are. AND without the hangxiety #alcoholfree”

Amazing!

Their latest drama began when LVP appeared on the Call Her Daddy podcast on Wednesday. During the show, host Alex Cooper asked her if she had “ever known a cast mate’s partner was cheating.” Her response? YES! She said:

“They’re on a reality show, and they’re living their lives. Of course, all marriages have problems. Anybody that says, ‘he is perfect my love, and they’re my king.’ … I mean, f**k off. It’s your husband, get real. Then suddenly, they get divorced, but they’ve been saying, ‘Oh, love bean or my king.’ … Life’s not like that. You’ve got two imperfect people living together that it’s not, you know, and that’s bulls**t. How many times have you seen this, especially on that show that I used to be on? … Everything’s just going just fine. And then, oh, we are getting a divorce, or oh, we’ve just separated.”

While Lisa didn’t name the names of those who played up their love for the cameras, it is not hard to figure out that she was talking about Mauricio Umansky and her former friend Kyle! She often referred to Mo as her “love bean!” Plus, we all know there were rumors of infidelity on both sides before and after the pair announced their separation. For his part, Mauricio dealt with cheating rumors throughout their 27-year marriage.

At one point, fans speculated the real estate agent was having an affair with her co-star Dorit Kemsley! And, of course, when it comes to Kyle, there is the Morgan Wade cheating drama. However, when the reality stars split, they denied any wrongdoing in their marriage. Hmm. It’s pretty clear these cryptic comments from LVP were about Kyle and Mauricio! Watch (below):

Naturally, Kyle was upset over her “really mean” remarks. But instead of ignoring it, she took a moment to slam Lisa on Amazon Live on Thursday! The television personality said:

“[She was] trying to imply that when I was, you know, showing myself being happy, that I actually wasn’t — which is an absolute lie, and she knows that. She just does that to be really mean. And then she goes on to say, ‘I’m not saying who I’m talking about. I would never do such a thing.’ This is always what she does.”

Kyle noted that Lisa’s comments were “so classic her,” and she “never changes or grows or learns” no matter how much time has passed:

“It’s so funny how Lisa loves to do these kind of jabs and then does the, ‘I’m not saying.’ You know, this is always what she’s done. It’s very classic LVP.”

Damn. As Kyle alludes to, this is not the first time LVP has thrown jabs at Kyle and Mau. During an early season of RHOBH, the restaurateur actually took out a notice claiming Mauricio cheated on Kyle with another woman. They ended their beef at the time. However, their feud reignited years later after a massive fight in Season 9. Lisa and Kyle’s friendship has been over ever since! And clearly, these two women are nowhere close to repairing their relationship! That being said, Kyle mentioned on Amazon Live that she’d be “happy to get into it” with Lisa at some point, adding:

“I don’t think she wants that, and we’re here to talk about fun stuff. So if she’d like to, I’m happy to talk about some things about her, too.”

The Real Housewives of Beverly Hills star admitted as much on the latest episode of the Bitch Bible podcast which dropped on Tuesday. And after her husband of 28 years bought his own place in West Hollywood to function as his newly-found bachelor pad, she had quite a moment of surreal reaction. To that end, even though Kyle has moved on from Mau in some notable ways, that doesn’t mean their split hasn’t been very difficult for her, too.

Speaking on the podcast about the moment Mau moved out amid their ongoing and difficult separation, the Bravo veteran explained:

“I always knew when that day came it would feel strange, very real all of a sudden, and that’s exactly what happened. I’m a mom of four, I have a busy household.”

The 55-year-old admitted that she was “used to having a lot of chaos” in the house thanks to her four daughters — Farrah, 35, Alexia, 27, Sophia, 24, and Portia, 16 — as well as “six dogs” that make the place a madhouse. But three of her daughters are grown up now, of course. And with the fourth nearly off into her adult life, too, having the Buying Beverly Hills star up and move out so suddenly was shocking. Kyle explained:

“The day that he moved out was just strange because I came home and I’m like, ‘everything’s so quiet.’ I was like, ‘where is everybody?’ … It was strange. Just like, ‘wow, it’s gonna be like this sometimes.'”

It was super strange for her most especially because the 53-year-old real estate mogul moved out while Kyle was “out of town” one weekend. Whoa! So abrupt, and right out from behind her back! But the truth is that Mau’s secret move actually benefitted Kyle greatly. She acknowledged that him moving without her around was “the smart thing to do,” and she added:

“I didn’t want to be there to see that.”

Oof.

Now, Kyle is trying to see things from a more positive perspective. She noted that she had been forcing herself to view her marriage as an “accomplishment” rather than a failure. But that doesn’t mean flipping the mental switch on that hasn’t been very difficult for her:

“It took me a while to really realize that. I was very proud of my marriage and my family that we built. It was hard for me to finally get to a place where I could say, ‘this was a success, no matter what.'”

What a challenge to think of it that way — but also how meaningful. They made it nearly three decades, and have great and successful children to carry on their legacy. And while he and the Real Housewives of Beverly Hills star have been trying to figure out whether their marriage can be saved or not, they’d been trying to live apart while under the same roof. But now they aren’t even bothering! Mau has moved out!!

According to a source who spoke to Us Weekly on Wednesday, Kyle will now be living at their mansion all by her lonesome because her Mau just bought a swanky high-rise condo in West Hollywood! Per the mag, the 53-year-old purchased a luxury condo in a brand-new WeHo development. And by virtue of making that spot his new home, he’s got some pretty amazing neighbors! The outlet reports A-list actor Matt Damon has an $8.6 million unit in the same building. Not bad!!

But the Rounders alum isn’t the story here — Kyle and Mau are! Regarding the real estate mogul’s big purchase, the mag’s insider explained:

“Kyle and Mauricio have been living separately for the last few months and he’s been staying there. They’ve both been traveling a lot recently, so it’s working out where they don’t stay under one roof.”

Apparently, Umansky hasn’t been fully banished from the family home. The insider claims that he will continue to “visit their primary residence often” — typically when the 55-year-old Bravo star is out of town. So it sounds like the physical space they’ve been seeking via separation will carry on. Honestly, Mau getting his own property is probably a smart move for both of them at this point. At least as far as working on (or, uh, not working on) their marriage is concerned!

There is one more VERY interesting footnote to all this. With Mau officially moving out and moving on, you might assume that divorce is the next step, right? This certainly seems to be the next step in that direction…

But that’s not going to happen, per the source! And the root issue is… money! The insider explained that Kyle’s assets are so deeply intertwined with Mau’s famed real estate firm The Agency that it is “not an option” for the pair to make the legal moves towards divorce right now. The source explained further:

“They both agreed it’s too messy financially as Kyle has a huge stake in The Agency.”

So they would seem to be in a holding pattern in that regard. Welp! Then again, they’ve been in this holding pattern for a LONG time now, so we suppose this will just be more of the same as far as that goes. A big question of course is — divorce or no — are they moving on with other people as it’s seemed for months??
